Whether you want to increase your home’s value in order to put it on the market, or you simply want to improve your own home satisfaction, learning the best ways to increase your home’s value is worthwhile knowledge. On that note, we have compiled the following five tips to convey the best ways to increase your home’s value:

Consider an Attic Bedroom:

The episode “Room at the Top” on the much beloved “Brady Bunch” show, featured an attic bedroom that was originally given to Greg but eventually was given to Marcia. It of course was the best bedroom ever!  What could possibly be cooler? Of course, “Brady Bunch” is a show, not real life, but it might surprise you to learn that attic bedrooms are still considered groovy, even today. In fact, if you refurbish your attic to into an additional bedroom, you can expect an impressive 84.3% return on your investment. If you don’t need another bedroom, you can instead transform your attic into another living space, game room or even an office.  Perhaps your attic is being utilized for storage or other needs and you simply can’t give it up. Well, you can go the other direction and refinish your basement. Again, it doesn’t have to be a bedroom or anything fancy. Simply adding additional space for a play area or lounge is a great way to increase your home’s value.

Update Your Bathroom:

Having a dated bathroom is one of the biggest issues you can have in regards to your home’s value. After all, ugly green fixtures from the 60s and 70s or shiny brass fixtures from the 90s simply cannot be hid. Therefore, one easy way to increase your home’s value and your satisfaction with your home as well is to renovate your bathroom. This can be either a small renovation, such as a new coat of paint and new fixtures, or it can be a complete project that guts the whole room. Remember, your bath vanity choice can make or break your project, so be sure to choose wisely.

Open it Up:

Open space is a big selling point, according to Kristin Wellins, Senior Manager of Program Development for ERA Real Estate. One way to create space is to knock out a non-structural wall. Another way to accomplish this is to remove a large kitchen island. Yes, islands are great, but when the kitchen is confining, removing the island can instantly make the room seem larger.  Remember, the idea is to transform any closed off spaces into large, open living areas.

Don’t Forget the Outdoors:

When you only focus on the interior of your home in regards to increasing your home’s value, you miss a huge opportunity. Think about it. What good does having a phenomenal interior matter when the outside of your home looks unkempt?  You can get a professional landscaper to complete the job or do it yourself. The main thing is to make sure that you weed flower beds, keep hedges trimmed and make sure your yard is tidy. For extra effect, add seasonal flowers and décor.

Increase Energy Efficiency:

Another easy way to improve your home’s value is to increase its energy efficiency. Do this by updating appliances, or you could consider updating your windows and light fixtures.  If you aren’t sure what areas of your home need updated, call your local utility company and ask for an energy audit. Many companies will do this for free, and it will give you an idea of where you can improve.

Increasing your home’s value is a wise move as a homeowner, and the five suggestions listed above are the best ways to do just that.
